Help with your Plot Sale
You may have an areas of roadway land that also includes an area that could be considered to have some potential for development in the future. This potential “Plot” will probably be worth far more than the road as a site with any future development potential may sell for thousands where typically roadways are in the hundreds.
Generally, the plot is sold along with the road it is attached to. The problem we see with this is that you may not be presenting the plot in the best way (as a fully set-up development site) but rather as a roadway with an additional piece of land. The buyer will not want the road and you pass on the job of separating the parts and the buyer then being left with an unwanted road title.
We think it would help your plot sale if it were “filleted” out of the road title and presented as a ready-to-go plot.
What we propose is that we agree to take the road part of the title and to put in place a Transfer of part that carefully defines the plot, puts in place all the rights of access, drainage and services, all a buyer would want for a defined plot title.
This then looks far better for a potential buyer when the plot is marketed as a clear development site with all the rights a property would want.
Instead of paying a solicitor to do this prior to a sale, at significant up-front cost, we do this for you in exchange for the roadway element of the title.
