Can we sell or buy land without a solicitor?
The legal profession is a regulated, and although I worked as a solicitor for many years now I am currently not a practicing lawyer in a law firm and so am no different to anyone out side the profession.
Both sellers and buyers are able to act without a solicitor as long as it if for yourself, you are not giving legal advice and you are not charging for your service.
So we can each can deal with our own sale or purchase quite legally.
Why do you need ID?
The Law Society imposed strict anti-money laundering regulations on solicitors and to ensure that any transaction is above board I operate on the basis that I meet the same level of due diligence as any professional. In any event ID is needed to meet Land Registry requirements.
Assuming that the transactions is for a relatively low value, the usual safeguarding and security given by a professional solicitor is thought of as not appropriate in these circumstances.
