Sale Process


1. Please make initial contact by email. We can discuss your needs and make sure we are right for each other. You briefly outline what your aims are, we check that we can help.

2. We then gather the basic information from you.
Your ID as this will be needed by the Land Registry and to cover anti-money laundering regulations.
The title numbers of the property.
If you wish to instruct a solicitor to act for you then you are welcome to at this stage and we should advise you to do this. However we regard the process to be clear and simple for someone without legal knowledge to  understand, especially for a seller, and we clearly show each step along the way. The usual legal process is designed for high-value property sales but given the typical low value of these transactions the usual complex process can be simplified and each party deal directly.

3. We check the titles at the land registry and come back to you with a firm offer.

4. If you are happy with this we then draft the legal Transfer document and post it to you. You then sign it with a witness and return it to us by post along with any ID requirements and your bank details for the payment.

5. On receipt of the documents we send the agreed payment to you and date the Transfer to complete the sale.

6. We then deal with the registration of the Transfer and send a confirmation of the sale to you for your records.

This type of title is usually registered land - with a guaranteed and defined Land Registry title. Unregistered titles create a rather more complicated process but can be considered.
