A small business I run in my retirement assisted by my family. The name is used for marketing and our website. The business is a sole trader Gary Rolfe and you will usually deal with me throughout the transaction.
What’s in this for you?
Roadway titles have very little potential. But now and again something comes along and if you have enough titles then more comes along.
A few years ago I bought a portfolio of titles as I was interested in a potential plot in one of the parcels. I have found that now and again an odd thing crops up. This can be a title error, a release from a covenant, selling a little extra piece of land or new access rights..
None seem to make much money but as a retired property lawyer I have an advantage in that I can deal with the legal side myself at no cost and so I can get a modest return. Most people would need to instruct a solicitor to act for them in these matters and any return would be eaten up in legal fees.
Who pays for what?
If you wish to instruct a solicitor to act for you then that is at your cost and I will need to deal directly with them. If you act for yourself then there are no legal fees in the Transfer. There are no agent fees or other added costs.
I provide the draft Transfer document and supply any plans if they are needed. I also deal with all the registration and document costs.
The only cost for you may arise in providing identity. As this is a land transaction, I need abide by the anti-money laundering regulations for any land sale and also provide the required evidence of ownership for HM Land Registry, this varies depending on the transaction value and may just be a simple certification fee from your lawyer.
Is there VAT on the price?
No I am not a vat registered trader and there is no VAT.
